Sound too good to be true?  It is a true statement.  

Veterans have benefits that they can use toward buying a house.  The trick is to find someone that knows how to do it.

In my lifetime, I have facilitated more than 500 VA loans.  

The loan doesn't have mortgage insurance.  It has a 1.75% funding fee that is including in the loan.  The interest rates are no different.  You save thousands and thousands of dollars by not having to pay mortgage insurance.





There are, of course, guidelines about how long you have been in the service,etc. You will need your DD214 and your Certificate  of Eligibility



You still have to qualify based on income and debts but you don't have to go as high as $400,000 either!

How Do I Use My VA Home Loan Benefits To Buy a House

When you don't know what you don't know then you don't know what you don't know.  Using your VA home loan benefits is really very simple.  Here are the steps.

Determine your eligibility.    On the VA home page you can find out if you are eligible. Click here to go to that page.
Once you determine that you are eligible you will need a Certificate of Eligibility (COE).  There are several ways to do that and VA has post them here.  The easiest way is to let the lender get it for you.
The next step is to get qualified through a lender.  This is a very easy process.  It may seem like you have to provide an entire book of paperwork so be ready. There are many types of loans to buy a house. You will hear  of FHA loans, conventional loans, or private money loans.  These are the loans that people get when they buy a house.


But there is one kind  of loan that is special. Not everyone can apply for it.  It is a special type of loan because it is for VETERANS only.  Only those that served are eligible to apply.

The loan itself has benefits that beat any other type of loan.  It doesn't have a bunch of mortgage insurance tacked on it that costs thousands and thousands of dollars over the life of the loan.  The only thing VA has is a 1.75% funding fee that is including in the loan and is waived if you are disabled. 220 That is the number of houses that sold from January 1, 2016 to January 31, 2016.  Is that a little or a lot?  I wonder if 110 people just switched houses.  That is silly though.  
I do have a buyer that is waiting until spring to buy because she absolutely refuses to me in the snow.  That is a crap shoot around here.
The average sales price of those 220 houses was $164, 148.  That is a cost per sq. ft. of $81.26.  Just as a reminder, if you take that number and multiply it by the number of sq ft you have then that is what your house is worth.  That is not really true but it sounds good.
Here is an interesting fact that we haven’t discussed yet.  Well I think it is interesting.  We keep track of the list/sale number. In January the list to sale number was 96%.  What that means (mathematically challenged) is if you list your house for $100,000 on average you can expect to get $96.000. This is not really true either but it sounds good.
