If you are a shopper like me then a short-sale is when my favorite department store is selling shorts at a very good price. In the world of real estate, a short sale happens when a seller gets in financial trouble and really doesn't want to let the house go into foreclosure. The short explanation is that the seller is asking the bank to take less than what they owe, The seller has tried to sell the house but hasn't been able to at the price needed in order to pay the bank all that they owe. During the 2005-2007 crazy real estate bubble, the value of houses increased in value two, three, and four times what the property was worth in 2004. Interest rates were low and buyers were able to buy what would turn out to be way beyond their means. The mortgages offered carried no protection for the future of the buyers, There were adjustable rate mortgages that literally guaranteed when it adjusted (usually in 2 years) the buyer would not be able to make the payment. Basically, buyers were being set up for failure. Other types of mortgage included, no income verification, no down-payment loans. no rules at all loans. Buyers were being set up for failure in many aspects. Suddenly, the $300,000 house that you mortgaged for a $295,000 on a 2 year adjustable rate loan became a very bad decision. In some parts of the country the crash was tangible. You could feel it. That $300,000 house is now worth $100,000--remember that buyers determine the price.
Then it was a snowball. We are still seeing some fall-out from that time but there are other reasons, too. Job loss is a big one. Family emergency and many other reasons. Interestingly, since there have been so many short-sales in the last few years that it doesn't carry the same stigma as it once did. Some of these areas include places like Greyhawk, Hillside Terrace, CityView, Belmar and many others. When you put in a search for "houses for sale in Hillside Terrace" you are going to expect to find pretty similar 3 or 4 bedroom houses in the $200,000 price range. And that is the norm.
When you put in a search for "houses for sale in Westover" you may expect the same sort of result. But sometimes you find a gem--something you aren't expecting. Here is my "houses for sale in Westover example".

Now this house is right on the southern most edge of Westover and it is not typical BECAUSE it is outside of city limits. Do you know what that means? You could live in Westover and have a couple of horses. You could run a business out of your shop. City use properties and County use properties aren't the same.
