How To Sell Your House Fast

Recently I had an experience that is a perfect example of how to get your home sold fast.  This home at been on the market with another Realtor for 6 months.  The listing expired and the sellers listed with me and it sold in three days.  Now don't get me wrong, I am not a magician.  I just know how to sell your house fast.

There are three things that come into play.  My experience is that all three have to be in place in order to get a fast sale.  

The first one is price.  As always this is the trickiest. The point of this is that neither I nor the seller determine that number. See what buyers might be saying about your house right now. The buyer has all of the control of that number. Sometimes that can be very frustrating and seem unfair but nevertheless that is the way it is. 

An experienced Realtor who knows the area can take the current market sales and competition in the area and then determine what a fair price should be based on current statistics.  Even that isn't foolproof, however, because the market is constantly changing and if I am using comparables from even 3 months ago that isn't the same as today.

As a seller you must remember that the price today has absolutely nothing to do with what you paid for the house or how much money you have put into it. Some upgrades will increase value but usually not dollar for dollar.

In my above example, we reduced the price by 4%. The statistics showed that was a better price.  A 3 bedroom home for under $100,000.

The next thing is condition.  We have to remember that we are in a beauty contest.  Picture your house walking down the runway at the Miss America pageant. 


Of course, there are a couple of things you can't change.  Location being one (but you bought it so someone else will, too) and the condition of your neighbor's houses. You can only control yours.

If you have deferred maintenance, such as the house needs to be painted, you can either have it painted or expect a lower price.  If you paint the house you are going to need to figure out the cost and measure it against the projected increase in value.  Since curb appeal plays a huge part in the sale of your house you always have to consider how many times potential buyers drove by the house and immediately decided against it because of the way it looked.

What you can do is, clean up the yard.  No yard ornaments unless that are perfectly placed and add a "warmth" to the entire look of the house. 


If you have dogs make sure there are no "bombs" anywhere.  Nothing any worse than stepping in dog poo.  

Most people enjoy a back yard.  Make sure it is cleaned up and mowed. A few well placed items will add the homey look.

Updates inside the house also plays a huge part in the sale.  However, not as large as you may think sometimes.  Our above example did not have updates.  But it still won the beauty contest.


The third thing is marketing.  In my opinion, this element is the number #1 determination to sell your house fast.  

Think of it like this.  You have a well priced house and it would come in at least #3 in the Miss America pageant, but NO ONE knows it is for sale.  How is that going to work out for you?

Many Realtors rely on the the 3 P's of real estate. Put it in the MLS, Put a sign in the yard, and Pray someone else sells it.  Good luck with that.  

The first thing I consider is the "launch".  This is critical because this is the first impression.  I refuse to  put it in the MLS until it is ready.  First, the pictures.  I higher a photographer to go take pictures. I finally figured out that my I-phone pictures weren't working out.  There is also a strategy to the order and placement of the photos. 
A quick little I-Phone Facebook teaser might be fine.



I also write blogs, press releases, use every social media outlet known to man, use 7 different classified sites including Craigslist, use Keller Williams internal marketing MLS, and I am a registered as a Global Property Specialist (International Property 
Search)all of  these items (and more) happen over the first 72 hours.  It is a blast and then a "drip".  Every Tuesday there is a new blast and them a "drip". In the case of my example above, I didn't get a chance to finish my marketing campaign.

Without a solid marketing plan in place especially for the "launch" you lose that valuable first impression.

In the case above I want to tell you what the agent that brought the buyer told me.  She said that her buyer had a house picked out and was ready to make an offer when she remembered that "a cute new listing just came on the market" and that he should see it.  He did and bought the house. Remember the house had been on the market for SIX months.

How Much Does It Cost To Sell Your House?

There are a lot of things to think about when figuring out how much it costs to sell your house. here are title fees, commissions, attorneys, surveyors, and a myriad of other costs.  Let's break this down a bit. Normally we use a seller's net sheet.

But before we do that let's talk about any repairs that may need to be done.  There are some costs that will get your money back and there are others that won't. Remember, we are in a beauty contest.

The absolutely most important thing, in my opinion,  is curb appeal.  Green lawns and a tree or two make a big difference.  If your driveway is dirt or gravel be sure that there are no potholes.  There should be no odds and end in the yard.  Be the buyer for a moment.  Would they like the outside of your house?

First Time Home Seller

The costs involved in that may be, if you don't have sprinklers, to buy some hoses and run them until the grass is green.   If you don't have trees, a couple of well placed shrubs will do.  Clean up everything around your house and if you like lawn decorations, put at least 75% of them in storage.   Smooth your drive way out.  


How much has it cost you so far to sell your house?  Not much.  But a great curb appeal can increase the value of your property somewhere between 5%-10% of the value. Do the math.  

According to the National Association of Realtors website :


  • FSBOs accounted for 9% of home sales in 2013. The typical FSBO home sold for $184,000 compared to $230,000 for agent-assisted home sales.

Hiring the right agent is not an cost in selling your house.  It is an investment with measurable results. A typical real estate commission runs about 6% of the total sales price.  

It is customary in our area that the seller provide the buyer with a title insurance policy.  An example would be on a $300,000 house the title policy would be $1983.  As a seller you would have a title company fee of about $185, You would also have a few miscellaneous fees (I call oops fees--oops I forgot) are $300 plus or minus. You will also be responsible for your share of taxes for the year. And, of course if we negotiate anything else with the
buyer.

Some of these are costs and other are expenses or investments.

The Pamela Madore Group has new listing at 4613 Cole in Amarillo, TX.  It is in what is called the Country Club/Avondale area.  


This three bedroom home has one bathroom and a one car garage.  It is listed at $5000 below what the appraisal district has it listed for.  

It has 2 living areas and a big eat in kitchen.  The floors are hardwood and beautifully finished. There is a large backyard and mature landscaping.

That was for all of you that like a sterile description of a house (not a bad thing--just give me the facts).

Man, you have got to see this really cool three bedroom house over in Country Club/Avondale. When I went in I could hardly believe how shiny those hardwood floors were.  I have seen lots of hardwood floors just these are from another galaxy. Those floors went all the way down the hall to the three bedrooms.

When I first moved here I was like, "what is it with all these brick houses?"  I came from stucco land. So we have here a very popular brick house ranch style house with actual grass and trees.  That in itself is unusual for Amarillo.  Right?

The sellers are really nice and neat.  I felt like I ought to mess things up a bit.  LOL  Lots of counter top and kitchen space which really didn't impress me much because I only use a microwave and you can put one of those anywhere.

I was impressed with the office.  It was a really good size to fit a desk and computer and other office stuff.  It was a little too neat for me and I wondered if they actually ever used it.  

They have this back 2nd living area that I could really get into.  They told me it was 13 x 24 so it was big enough for me.  The best part---windows!  I guess you could call it a sun room but all enclosed and everything. Have you ever noticed how everything is so dark in Amarillo?  Windows impress me.

Hey.  I think I skipped around a bit.  I forgot to tell you about the bedrooms.  Well, there are 3. They aren't as big as a football field but very functional. Two of them have two closets and the other one has a chalkboard wall.  Somebody very clever and with great handwriting and flair had words and flowers and all kinds of cool stuff on it.  I guess that is better than having kids with crayons on walls without chalkboard.

Here is the living room.


The bathroom.  I mean what can you say about a bathroom.  We have all been there.  This one has lots of storage under the sink and a whole built in cabinet, too.  It's a bathroom.

They have these really interesting painted tires hanging in the backyard.  One from a tree and the others on the dog run.  My granddaughter can take a mishmash of clothes out of her closet put them on and she looks like a model.  The same thing on me would just plain look stupid. Same with the tires.  In my yard they would like spray painted flat tires dangling from a tree.  I am not sure how people do these things.  The tires make the whole backyard.

Well that is my description of my listing of a three bedroom house in Country Club/Avondale.  So whatever your personality style is,  you have got to see this house!  It won't last long.

Three bedroom, two bath houses are the most common house you will find in Amarillo. I am finding, however, that when you go over $200,000 people are looking for maybe a 4th bedroom and another bathroom for a guest bath.

A current search of three bedroom two bath houses for sale in Amarillo shows 332 active listings, 127 pending, and 598 closed in the last six months. Under $200,000 3/2 houses shows a very robust market.  


Of those that sold the average square footage was 1609 with an average square foot price of $82.90.

You can, of course, narrow your search for changing your search, for instance to say, three bedroom two bath houses for sale between $150,000 and $200,00. It may be that they know that anything under $150,000 is not going to suit your needs.

By changing that criteria you can narrow your search to 115 active, 42 pending, and 211 closed.  Of course these numbers change constantly.

I am constantly seeing these giant market statistics reports and after about 3 minutes my eyes start to glaze over.  Because of that I decided to put together a little report of important things with none of the fluff.


Here it is:

Analysis---Houses sold in 2014 vs. 2013 had a gain of 4%

Average Days on The Market 2014       96

Average Days on The Market  2013       98

Analysis--Not much change

Median  House price for 2014  $142,500

Median House price for 2013  $138,000

Analysis--Median House prices were up 4% in 2014

The price range with the most houses sold YTD 2014    $120,000-$139,900 with 298 sales

 There were 283 houses sold in 2013.

Analysis--Pretty popular price range.
