In order to have a successful marketing plan it is essential to have a "downline".  If you have ever been involved with a Multi-Level Marketing company you know what I mean.  It seems like we all had at one time or another.

Well, in order for you to get the most marketing done on your house it needs to be done in layers.  If you look at the chart below, the very top of the pyramid is your house and you will see right under that the Sign and MLS (Multiple Listing Service). We also have a text rider on the top of our sign so that buyers can get immediate information. That is the first step in marketing your house.  For some Realtors that is where it ends.  For us that is the beginning.

Behind the scenes I am sure many buyers say this to themselves after they leave my office with a successfully signed contract in their hands.  This is the moment that reality sets in. Did I ever tell you about the time someone jacked me on Craigslist?

I regularly post on Craigslist  for a number of things.  I am always looking for people I can help buy or sell a house.  I am always looking for superstar talent for my business.

So one Saturday morning about 9 I got a call from this lady that said "I'm calling about the free washer and drier".  OK.  I am thinking that she dialed the wrong number.  I definitely didn't not have a free washer and drier.  Less than 5 seconds after I explained to her that she had the wrong number, I got another call.  Same thing.  At this point I am sure that someone wrote the wrong phone number in the ad.

So you want to be an Amarillo landlord.

My husband and I have been landlords in Amarillo for a few years now.  We don't have a lot of rentals but just enough to keep us busy--and entertained. We used to be offended when someone moved out in the middle of the night but now we just take it in stride.  My husband and the eviction judge are on a first name basis.

When your rentals are of, shall I say, the lower end you deal with some very interesting tenants. More than once we have received our rent in $1 bills. *wink*  

Some of our tenants are awesome.  They pay on time and have been with us a long time.  They are the ones that apologize when they call because the plumbing is stopped up.  They are hard workers and take care of their families. These tenants are the ones that you want to help.
