Mutli-Level Marketing Plan For Amarillo Home Sellers

In order to have a successful marketing plan it is essential to have a "downline".  If you have ever been involved with a Multi-Level Marketing company you know what I mean.  It seems like we all had at one time or another.

Well, in order for you to get the most marketing done on your house it needs to be done in layers.  If you look at the chart below, the very top of the pyramid is your house and you will see right under that the Sign and MLS (Multiple Listing Service). We also have a text rider on the top of our sign so that buyers can get immediate information. That is the first step in marketing your house.  For some Realtors that is where it ends.  For us that is the beginning.

The next step is to make sure that all of the 600 +- Realtors in Amarillo knows it is for sale.  They may have a buyer just waiting for your house to come on the market.  The way this is done is through mass emails to all the Realtors.  It needs to be a catchy title so they will open the email.  Creative and catchy.  One of my all time favorite marketing titles that has nothing to do with anything is "I Was Drunk The Day My Mother Got Out Of Prison".  That is the kind of email that gets opened.

The statistics show that 90% of buyers start looking for houses on the internet.  Therefore, that is where your house needs to show up.  I have taken multiple classes on SEO (search engine optimization) and online classes and spend a lot of time marketing.  A huge part of it is marketing properties that I have for sale.  I also market for buyers to add to our ever growing address book.

There is nothing better than a press release.  Press releases announce to the world that your house is for sale.  It give me a chance to describe the house and neighborhood and show the value.

Craigslist is OK but it isn't what it used to be.  They say that Facebook is the new Craigslist.  Your house is put on Craigslist but the better marketing is on Facebook and Twitter and Pinterest.  There are seven other classified ad location that I post your property on.  Your property will show up on Zillow, Trulia and Realtor.com.  Keller Williams has an internal marketing system for listings.  They are available to over 100,000 Keller Williams agents around the world.  Once I put my marketing plan in place for your property I will ask you to "google" your address.  If you aren't on at least the first three pages of google I haven't done my job.

We keep our address book current and add to it daily.  Your house will be marketed to 100's of people in our address book.

How Does New Construction Affect Resale Prices In Amarillo?

This is a common question and this short video shows Hillside Terrace and the new construction going on there.  It does affect home prices.  But let's examine that from a little different angle.



How Do Resale Prices Affect New Construction?

There is definitely a love/hate relationship here.  We always ask the question, "Why would anyone buy a resale house if there is a new construction house just like it for a few thousand more?"  But how about this, "Why would I buy a new construction house for more when I can buy a resale just like it?" Some people just like "new" but in essence it is only new until you move in.  Then it becomes a resale.

Builders have to make money and as building materials, permits, labor and all of the other things associated with new construction, costs more builders are forced to price their houses at a higher per sq. ft. price.  There is a delicate balance there because if it too much the resale market will increase and if they try to continue to make it competitive, their profit margin has decreased.  It is sort of like a tug of war with their never being a winner--the pendulum just keeps moving from one side to the other.

When financing is involved, builders may have a challenge getting the properties to appraise for what they are asking for the houses.  It takes a few sales at a higher price in order for the appraisals to start coming in. When that happens, resale values creep up as well.  Probably not as fast so the new construction may have the advantage for the moment.

A challenge that resale sellers have is if you bought the property putting minimal down payment and you have owned it only 2-3 years, you may be "upside down".  That means that you may not have enough equity yet to get your money back.

According to News Talk Amarillo, for the first quarter of 2014 the city issued 127 permits for new construction houses valued at $33.5 million. This is for all of Amarillo not just Hillside Terrace.
We are at a pace for all new construction, including commercial, for about $100 million more in 2014 than in 2013.  Amarillo is growing.

Most of the new construction is going on in Hillside Terrace, City View, and Tradewinds. Here are some statistics for new construction and resales.  It should be noted that the properties that are sold directly from builder to buyer are not included in these numbers.

In the last 12 months:


  • Hillside Terrace
    • 74 resales at $101 sq ft.
    • 38 new construction at $105 sq ft.
  • City View
    • 81 resales at $99 sq ft
    • 50 new construction at $106 sq ft.
  • Tadewinds
    • 90 resales at $90 sq ft
    • 42 new construction at $95 sq ft.
The resale numbers may be a bit skewed because in those numbers would include any foreclosures. It is certain that you can see a pattern.  Another thing to take into consideration is the cost of the lots for the builders. 

This delicate balance keeps the market in these areas strong and competitive.

What Does An Option Mean To You When You Are Selling Your Amarillo House?

Back in the olden days in addition to having to walk a mile in the snow to get to school, we didn't do home inspections.  We did do termite reports and roof reports. We relied on appraisers to inspect the property and tell us about any repairs they see that need to be fixed.

That list is not exhaustive but I didn't want you to get bored or scared with the list. Oh.  And then there is the appraisal.

The option period on the contract is the period of time allowing the buyer to do lists of inspections. The normal time for inspections is 7-10 days.  When we have a strong market like we do now, sometimes it is hard to get the inspections done in that time period.  I will set that expectation with you right now.  When a buyer brings a contract we can probably expect to extend the option.  

Once the inspections are done, that is when the buyer brings us their "list of demands".  It is really a repair amendment but I like list of demands because it certainly can feel like that.  Sometimes it sounds like we may as well have the house condemned.

During the option period the inspections need to be done and negotiated.  We try not to wait until the last minute but I was negotiating repairs at 10 o'clock last night because the option period was up at midnight.

This is the purpose of the option but to be clear, the buyer has the unrestricted right to walk away at any time.  If they get buyer's remorse or a hang nail they can walk away.  I have seen that happen.  The remorse part.  It is sort of like ""opting out" of an email subscription.  That is why that it is extremely important the agent has counseled the buyer and set expectations.

Unfortunately, in Amarillo the option fee is a pittance.  Sellers take $200,000 houses off the market for $25.  The buyer gets it credited back at closing usually so in my humble opinion it wouldn't be too much to ask for the buyer to put up enough so that it would hurt to lose it.  If they opt out during the option period, they lose the fee.

The olden days are gone and the new days are a little more complicated.  When you are selling your Amarillo house you can expect an option period!

Help!  Did I Really Just Buy A  House?

Behind the scenes I am sure many buyers say this to themselves after they leave my office with a successfully signed contract in their hands.  This is the moment that reality sets in. This is the place where the rubber meets the road. If you haven't done it before it can be quite scary.  Not Stephen King scary. More like the Wizard of Oz scary.  Just kidding.

No matter what it is, if you haven't done it before it can be scary.  Your heart starts racing and you might even hyperventilate at times. (Remind me to tell you about my T-Bar ride to 12,000 ft). 


Here is the thing.  I have bought houses before and I have helped literally hundreds of people get into homes.  For me, it isn't scary at all.  How does that help you?

I am not going to lie to you.  There will be stress involved.  There will be roller coaster rides and all kinds of the "what-ifs".  You are going to wake up in the middle of the night and imagine the whole thing was a dream.

If you have kids, you know what it is like to take all of the burdens away from your kids so they aren't scared or stressed or wake up in the middle of the night.  The reason that you can do this is because you know that whatever they are worried about is either not going to happen or if it does is it not anything like they think it is going to be.

Did I Ever Tell You About The Time I Got Hacked On Craigslist?

Did I ever tell you about the time someone jacked me on Craigslist?

I regularly post on Craigslist  for a number of things.  I am always looking for people I can help buy or sell a house.  I am always looking for superstar talent for my business.

So one Saturday morning about 9 I got a call from this lady that said "I'm calling about the free washer and drier".  OK.  I am thinking that she dialed the wrong number.  I definitely didn't not have a free washer and drier.  Less than 5 seconds after I explained to her that she had the wrong number, I got another call.  Same thing.  At this point I am sure that someone wrote the wrong phone number in the ad.

It was non-stop phone calls for the next hour.  I let them all go to voice mail and went to Craigslist to find the ad.  Well whoever jacked me was creative. This is a picture that they posted of the washer and drier.  They had my name and phone number in the ad but here is the really clever part.  It said "no texts or emails--phone only".


It must have been someone that knows I really prefer texts or emails.

In the next 24 hours I got 160 phone calls.  They mixed it up, too, because I had a free boxer in El Paso and a rabbit somewhere else.

It was very annoying and had no signs of stopping.  So I thought about it and wondered how I could turn this into a good thing.  So I decided to start answering the phone.

This is sort of how the conversations went:

Caller:  Hi.  I am calling about the free washer and drier.
Me:  That ad was a hoax.  Someone high-jacked me.
Caller:  Oh
Me:  Would you like to buy or sell a house?
Caller:  Silence
Me:  I am a Realtor at Keller Williams Realty and I am always looking for people that I can help to either buy or sell a house.
Caller:  No.  Hang up.
OR
Caller:  Well I would love to buy a house.  I have never bought one.  What do I do first?
Me:  :-)

That is how you make lemonade out of lemons.  The hijacker actual helped me and brought me business.

After 24 hours whoever it was decided they had tortured me enough and took the ad down.  I have wondered if they called to just to see what I said.  Maybe they did and actually bought a house from me. Guess I'll never know.

So you want to be an Amarillo landlord.

My husband and I have been landlords in Amarillo for a few years now.  We don't have a lot of rentals but just enough to keep us busy--and entertained. We used to be offended when someone moved out in the middle of the night but now we just take it in stride.  My husband and the eviction judge are on a first name basis.

When your rentals are of, shall I say, the lower end you deal with some very interesting tenants. More than once we have received our rent in $1 bills. *wink*  

Some of our tenants are awesome.  They pay on time and have been with us a long time.  They are the ones that apologize when they call because the plumbing is stopped up.  They are hard workers and take care of their families. These tenants are the ones that you want to help.

Other tenants are not so good.  It is very hard sometimes to sort them out in the beginning.  A previous landlord reference would be great but 99% of the time they have been living with mom, brother, sister or uncle.  Job stability is always a great way to gauge the likelihood that they will have a steady income.  Or not.  It is hit or miss on that one.

Rental income is a great source of passive income.  Rental properties are a great tax deduction. Those are the benefits derived from the headaches.  

The rental market in Amarillo is strong. According to Amarillo statistics, nearly 37% of the households in Amarillo are tenant occupied. El Paso, for instance, has only  16% of households as rentals.  New York City on the other had is at 50% rentals.  With such a huge rental market in Amarillo, you might want to consider buying a few rentals for your retirement income.

It is a little difficult to get financing on rental properties.  These are investment properties and banks require at least 20% down and sometimes 30% down. The properties will also have to meet the bank's condition requirements. A good amount of the rental properties in Amarillo are owner financed or investor financed.  

There are three ways to buy. You can buy based on cash flow.  You can buy based on future appreciation.  You can also buy with a combination in mind. Generally, if you buy for future appreciation you will buy a single family residence.  Cash flow is mostly 2 units or more.  The amount you spend on a property is calculated on ROI (return on investment) or per sq ft in the case of a single family residence.  Before you decide to buy you will need to decide which is best for your strategy.
