How Much Is My Amarillo Home Worth?

How do I find out what my home is worth in Amarillo?

There are a few ways to find out the value of your home--or at least a general idea.  Each way has its value but only a laser focus appraisal will tell you what it is worth. 


Here are some examples of places to look




I randomly picked a house that just sold and this is the information that I found.

Property was listed at $136,900


  • Zillow Zestimate        $129,000
  • Potter/Randall Appraisal District  $130,661
  • Comparative Market Analysis  $136,500
The property sold for $134,500


Here is another example:


Property was listed at $235,000

  • Zillow Zestimate  $247,000
  • Potter Randall Appraisal District  $172,079
  • Comparative Market Analysis  $233,000

The property sold for $225,000


The market value of your house is really only, "what a buyer will pay in an open market based on the value they see".  That is the ultimate test and the bottom line.

Usually there isn't a giant discrepancy but you can see there is a difference. Probably overall, Zillow is the least accurate.  




One of the main reasons for that is that Texas is a "non-disclosure" state. What that means is that the purchase price of a property is not public information. Many other parts of the nation post the purchase price of properties in their appraisal district.  Since we don't, Zillow has very little to go on.

The most accurate way to find the value of your house, is to have a Realtor do a Comparative Market Analysis for you.  A Realtor has the most accurate up-to-date information and is qualified to do the research for you.

Owner Financing. Smart Thing For A Seller?

OWNER FINANCING AND SELLERS

Is owner financing something that sellers should consider?  There are many advantages to owner financing also called seller financing.  Let's talk about a few.

I am not an accountant but if you talk to yours you may find that selling your house and receiving a big lump sum of money may have  a bigger tax liability than if you financed and took the money over a period of time. Your banker may say that they can take the money and put it into a CD and pay you peanuts.  It is safe but not working for you. Your financial adviser may say put it in a money market and stocks.  We have all seen how that can work out. Owner financing may be the answer you are looking for.

In a seller financing transaction, you the seller are acting as a bank.  A buyer comes in and gives you a down payment and you receive monthly payments of principal and interest.  The interest rate is higher for you because there is some risk.  Some sellers receive up to 10%-12% in interest.  Doing the math on that can be big bucks.

This is NOT a rent-to-own or lease-option.  In Texas there is great liability for a seller to sell that way.  I will say that most buyers don't know what a seller is supposed to do and as a result lots of sellers do it.  My luck would be that I get a savvy buyer and I end up losing the house.  Don't do that.

In true owner financing the buyer gets the deed at closing and owns the house.  You get a note and deed of trust and are now the bank.  The paperwork is done through a title company and their attorney.  I use Lawyer's Title and they have a lot of experience doing owner finance transactions

Everyone always wants to know the down-side so here it is.  You may have to foreclose.  That is not as scary as it sounds.  A real estate attorney can do it.  I recently foreclosed on one of my properties and it cost about $1000. Then I got the house back and resold it!  The great thing is YOU always get the house back to resell.

First Time Home Buyer Does Not Automatically Mean Low Credit Scores.

Just because you are a first time homebuyer does not mean you automatically have low credit scores.  Just because you have medical collections does not mean that you have low credit scores.  Just because you made some bad choices years ago does not mean you have low credit scores.

Many of the people that I help get into homes don't really believe that they can get a mortgage.  They may be discouraged because they applied for something and got turned down.  Or maybe someone told them that it was really hard to get a mortgage so they never try.


One of my specialties is mortgages and financing, including owner financing.   If you are a first-time homebuyer (or even if you have purchased  before) and aren't sure what to do, my job is to help you meet your goals.  And that may be to buy your first home!

There are steps that we take to accomplish this:

  • Meet with your Realtor (me)
  • Commit to letting me help you with your goals
  • Get pre-qualified
  • Find out how much money you will need
  • Determine what you want for a house within the budget you are qualified
  • Choose houses that meet your requirements
  • Go and look at the houses
  • Decide which house you like
  • Make a written offer to the seller
  • Negotiate with the seller until offer if accepted
  • Have deposit money (usually $500 or so) to go to the title company as good faith
  • Have option money (usually $25 or so) to go to the seller to give you time to do inspections
  • Have inspections done
  • Negotiate any inspections with the seller that you want done
  • Go to the lender and complete your mortgage application
  • Have appraisal done
  • Get loan approval
  • Title company gives you the amount of money (certified check) you need to bring to closing
  • Go to the title company to sign papers
  • Get keys!


Seems like a lot, doesn't it?  That is why I am your Realtor and do it all for you!  That is my job. And 99% of the time, the seller pays me so all of this is free for you!!  Sound good? Let's check those credit scores!

Mature Trees On Your Front Lawn In Amarillo Could Cause A Problem

MATURE TREES IN AMARILLO

Amarillo does not have a lot of trees.  They either get blown away or die of thirst.  Because of that, many people when buying a house want mature trees.
The only place mature trees can be found are in older, established neighborhoods.  

The obvious reason for this is that the trees were planted when the house was built.  Being in a close environment, it is harder for the wind to whisk them away during normal Amarillo wind.  There is, however, another reason. It may be less obvious.

Trees need water.  According to US Climate, Amarillo receives an average total of 20.31 inches per year. According to the American Forests Website  "In one day, one large tree can lift up to 100 gallons of water out of the ground and discharge it into the air."

My math skills may not be up to par, but my gut tells me that there is not enough water in the ground for the average large tree.  So where does the water come from?

Trees will search for water.  Their roots will spread and head toward water like they can smell it or taste it.  Trees may not always have discerning taste buds, either.  They head for the nearest source of water which is---your water and sewer pipes. And on the way they will probably leave something like this.

Back in the day, cast iron pipes were the thing.  As they get older, though, they can settle and crush from the top.  Tree roots beeline for the moisture and entwine themselves everywhere.  Quite often they do enough damage so you have to replace the lines.  

You can't blame the whole problem on trees.  Time weakens the pipes.  Trees take advantage of the situation.

If you are looking for a house in an established neighborhood with mature trees, be sure to make the lines checked!  Better safe than sorry!

Selling My Amarillo House Was A Nightmare!

SELLING MY AMARILLO HOUSE WAS A NIGHTMARE.....

And it still isn't sold.  Recently I was told this story (paraphrased) by a very dissatisfied seller.

"We wanted to sell our house because it is simply too small. We called the Realtor we used when we bought the house because she was awesome.  Well, she retired and referred us to another Realtor.  That is when the problem started.

My husband and I work different shifts so he is home asleep during the day. We needed some notice so that he wouldn't be in bed.  Apparently that never got relayed because two different times a Realtor just walked in and caught my husband in his boxers.

The Realtor put a sign in the yard but it broke and he never came to fix it. The only description we saw about the house anywhere was that it was a 2/1.  In effect, no one even knew it was for sale.

You contacted us and told us our listing had expired.  We didn't even know that.  Very dissatisfied."    

As a Realtor in Amarillo I hate to hear stories like this.  We are in the service business.  We get to choose if we give good service or bad service.  Unfortunately, the bad service hurts our industry as a whole.  

When asked, sellers almost unanimously agree that communication or lack thereof is their number one complaint.  When the house is shown they never receive feedback.  Or they didn't know if anyone was even asking about the house.

I am just going to put this out there.....when there is nothing to report most Realtors hate to make the call. From a seller point of view, though, a call saying there is nothing to report is better than no call at all.
