The Pamela Madore Group At Keller Williams Realty Welcomes Julie Sauls As Our New Buyer's Agent.  The Pamela Madore Group, also known as the Pink House Team,  has begun to hire specialists in each area of the real estate transaction.

Julie Sauls comes from a long history of customer service. She has dealt with the public for many years and will now be specializing in helping buyers make their dreams come true.

Real Estate Teams are beginning to be the trend in Amarillo and across the country.  There are so many aspects of a real estate transaction a single agent is at a disadvantage.  The Pink House Team is hiring one person for each position.  These positions include administration, transaction coordinator, buyer's agents, listing specialists, showing assistants and as business grows other positions will be added to fill the voids.

"My main job is to provide information to sellers and buyers so that they can make an informed decision about their real estate transaction", adds Madore.  "Julie is the next cog in the wheel as her whole concentration will then help the buyer find the house that fits their needs.  We are really very excited about this position."

When I Sell My House How Much Time Do I Have To Move Out?

"So OK.  If we close on the 25th, how soon after that do we have to be out?"

This is an expectation that should be set up early. It gives your seller something else to stress about.

"Really?  Ok.  Well, if we have to be out on the 25th, we will need to close on our new house a week early."

If you need the money from the sale of your existing house to buy a new house, that won't work.  I probably should have set that expectation earlier.

"Well........then how do we do it?"

Saying that you have to live in your car a few days is probably not the answer they are looking for.

So how does this whole simultaneous close, move-out---move-in, thing work?

There are an endless number of answers to this question.  And most of them involve stress.  Let's look at a few things that could affect what happens.  If I set the expectation on all of these things, no one would ever want to sell/buy at the same time.


  1. Load everything up on a moving truck on the 24th and stay with relatives or in a hotel that night.
  2. Rent a POD or a storage building and put everything in it except what will fit in your car.  
  3. Have every family member with a pick-up truck show up at your house at midnight and load everything up then drive to your new house and wait beside the road.
  4. My personal favorite--get into a stand-off with the buyer.

Move in/move out on the same day can be very stressful but I have seen it done many times.  The more common thing to happen is that the seller has already moved and would be willing to do a 1-2 pre-lease to let the buyer move their things in prior to closing.

Another way this can be handled is the buyer gives their seller a lease to stay 1-2 additional days to move out.  That one is not one of my favorites.  I want my buyers to do the walk-through after the sellers have totally moved out.

There is always the debacle of funding and keys that add more fun. I will set that expectation right now.

You go to the title company and you sit down and sign the deed and all those other papers in expectation of being able to have that big fat check put in your hand.  Sorry.  Doesn't usually work that way.  

What happens is that the buyer also has to sign all of their papers (and in Amarillo they do it at separate times for some odd reason) and then some of those papers need to be sent to the lender to OK.  Then the money shows up at the title company and you can come back to the title company to pick up your check.

By the way, the buyers are disappointed, too.  They wanted the keys right then. You don't get your money and they don't get the keys until it is "funded".

This is just one more thing to stress about, especially if you had an appointment at another title company to go sign papers on your new house and you have no money to bring.

How much time do you have to move out?  That is a very good question.

When Is The Best Time To Sell A House?

That is a question that I get asked often.  There really isn't a simple answer to that question but there are some things that you an watch to help determine the answer for you.

Tip #1  Watch what interest rates are doing.  If they are going down there will be lots of buyers that want to take advantage of the lower interest rates.  If rates are going up, however, there will be less buyers.

Tip#2  Notice real estate for sale signs on houses.  If you drive around your neighborhood and there are no, or very few, houses for sale you might consider that this would be a good time to put your house on the market.  You may be able to get top dollar if you are the only game in town.  On the other hand, if there are many houses for sale there will be a lot of competition driving the prices down.

Tip#3   Find out what the rental market is doing in your area.  If there are no, or very few, rentals available it could mean that for whatever reason, people have decided to rent instead of buy.  By contrast, if there are for rent signs everywhere, that is a good sign that more people are buying instead of renting.

Tip#4  Get The Facts



What you are going to need are the facts.

 


With a lack of information it is hard to make a decision.  Many things come into play when you are getting ready to sell your house.  How soon you need to sell it?  Is it ready to sell?  Has the market changed and do you have enough equity to sell your house?

What is a short-sale and how can it help you avoid foreclosure?

If you are a shopper like me then a short-sale is when my favorite department store is selling shorts at a very good price.

In the world of real estate, a short sale happens when a seller gets in financial trouble and really doesn't want to let the house go into foreclosure.

The short explanation is that the seller is asking the bank to take less than what they owe,  The seller has tried to sell the house but hasn't been able to at the price needed in order to pay the bank all that they owe.

During the 2005-2007 crazy real estate bubble, the value of houses increased in value two, three, and four times what the property was worth in 2004.  Interest rates were low and buyers were able to buy what would turn out to be way beyond their means.

The mortgages offered carried no protection for the future of the buyers,  There were adjustable rate mortgages that literally guaranteed when it adjusted (usually in 2 years) the buyer would not be able to make the payment.  Basically, buyers were being set up for failure.

Other  types of mortgage included, no income verification, no down-payment loans. no rules at all loans.  Buyers were being set up for failure in many aspects.

Suddenly, the $300,000 house that you mortgaged for a $295,000 on a 2 year adjustable rate loan became a very bad decision.  In some parts of the country the crash was tangible.  You could feel it. That $300,000 house is now worth $100,000--remember that buyers determine the price.

Then it was a snowball.

We are still seeing some fall-out from that time but there are other reasons, too.  Job loss is a big one. Family emergency and many other reasons.

Interestingly, since there have been so many short-sales in the last few years that it doesn't carry the same stigma as it once did.

If you are finding that it is harder and harder to make ends meet, call today.  The sooner you get started the easier it is.  I speak from experience.  My own experience.

Not All Houses For Sale In Westover Are The Same

As Amarillo Realtors, we have an opportunity to search for homes by area.  Some of these areas include places like Greyhawk, Hillside Terrace, CityView, Belmar and many others.

When you put in a search for "houses for sale in Hillside Terrace" you are going to expect to find pretty similar 3 or 4 bedroom houses in the $200,000 price range. And that is the norm.

When you put in a search for "houses for sale in Westover" you may expect the same sort of result. But sometimes you find a gem--something you aren't expecting.  Here is my "houses for sale in Westover example".

There are 32 houses for sale in Westover today. They range in price from $174,000 to $459,000. They are the typical houses for the area with a larger range in price and size than many other areas.  

But wait.  What is this?  Tucked in among the 32 houses is a 3/3/2 on 1,47 acres with a 30 x 40 shop! Now this house is right on the southern most edge of Westover and it is not typical BECAUSE it is outside of city limits.  Do you know what that means?  You could live in Westover and have a couple of horses. You could run a business out of your shop.  City use properties and County use properties aren't the same.  You should always check for use before you decided to put a chicken farm on the property, just in case.
