Do You Remember Y2K?

A mere 14 years ago the world was in a panic.  At midnight Cinderella was going to turn into a pumpkin and we weren't ready for it

The problem stemmed from the fact that all computers and programming were based on a two digit year.  So for 1999, computers recognized it as "99".  The worry was that at midnight computers wouldn't know what the date was, programmed to think it was 1900 instead of 2000,  and as a result every computer would crash and all data would be lost.   It was predicted that every modern convenience like electricity would be lost and we would be living in "00".

A bigger concern for most was that  online investments would vanish.  Banks would lose all account information and any information stored online would be lost.



My husband loves to sing.  For several years prior to 1999 we spent New Year's Eve with some seniors and provided entertainment while they danced the night away.  Most years the night was over at 9PM but in 1999 everyone decided to wait up to see if the world ended.  He was singing Auld Lang Syne at midnight as we all wondered if indeed "days gone by" would be a reality.

As we all know, the world didn't end and there were very few repercussions to the Y2K scare.  I read somewhere that the cost leading up to and following the turn of the year was somewhere between $300-$600 Billion.  Wow.

Every year or even every quarter, we have some sort of real estate scare.  The real estate industry is the thermometer for so many other businesses and our economy in general.  In light of that, we have too many Y2Kers that are constantly trying to scare consumers into either buying or selling or not buying or not selling.

Since 1999 we have seen the real estate market bubble and burst and recover.  That is always the way of the real estate market and always has been.  History proves it out.  Don't be  Y2K'd.

My Chimney Is A Condo

Perspective is everything.  My dad was a great photographer and he always told me to be sure and look at the background when taking a picture.  I ended up with some doozies in my time; trees sticking out of my mother's head,  a telephone pole monopolizing a family photo, and many more.

As a Realtor, it is important that we pay attention to this when taking photographs.  Take, for instance, the below photo.  This was taken by a Realtor to put in our Multiple Listing Service.  Do you think they noticed the condo?  The interesting thing is there are few condos in Amarillo and this one is by far the tallest.  So their listing has a condo for a chimney.

Needless to say, there were a few expired listings for this property.

Enter the Pink House Team.  Since my father taught me the importance of looking in the background, I took this to heart when I photographed the front of the house.  I am certainly not a fabulous photographer, but I don't have a condo for a chimney.

  This is really a very nice house.  It will sell soon.  At least we are giving it a chance.  At first look, the condo would discourage many people from even looking.

So remember, perspective is everything.  Watch your backgrounds!

Are Those My Skis?

Recently I was on a ski trip to Breckenridge Colorado and I noticed a phenomenon that I had never thought of before in all my years.  It was about honor.  





I read somewhere that the most expensive pair of skis are $19,000.  A modest set of skis or a snowboard with bindings is probably about $1000. Breckenridge there are people from all over the world, some are in competitions like the Dew Tour.  Chances are their skis and boards cost more than $1000.  If you are a skier you also have poles.

Around the mountain there are several restaurants and lodges where skiers and boarders stop and rest or eat.  At each place there are racks for everyone to lean their skis or boards against while they are inside.

At any given time there are easily 100 people eating lunch at several of the different restaurants.  That is conservatively  $100,000 or so of equipment leaning against the racks in each location.

There is a code of honor among skiers and boarders. You can leave your equipment and go eat lunch.  No one will take your stuff.

Christmas In Maine

It's Christmas time and I think that makes all of us feel a little nostalgic.  You have some great stories about Christmas, don't you?  I would love it if you would comment at the end of this blog and tell us your story.  Here is one of mine.

It really starts at Thanksgiving.  We went to my grandparents farm in a little (I mean little) town of Wytopitlock.  Wytopitlock is an unincorporated village in Reed Plantation, Aroostook County, Maine on the Mattawamkeag River.  Current population of Reed Plantation of which Wytopitlock is a part of is 207. We weren't really in Wytopitlock.  We were in Drew, a suburb.  I expect the population back then was about 26.  I digress.

On Thanksgiving we had a big feast of homemade everything.  Pies made of strawberries, raspberries, rhubarb and apples that my grandmother had picked.  Turnip and squash from their garden.  Fresh baked rolls.  It was really a great meal with family.  

After dinner, we went to look for a Christmas tree.  My grandparents had 160 acres so we had lots of choices.  There was always snow so we waded until we found the perfect tree.  That took a while since no one could decide on which one was right.  Once it was located, my father cut it down and trimmed the base so it would be ready to take home.  We always got a fir tree.  Cat spruce did not have a very good smell.  




We brought it home to Lee where we lived (population 600) and prepared it to put up.  A little more trimming and then the stand.  The stand was made of two 1" x 6" planks crossed to make an X.  This balanced the tree.  Our decorations were hand-made.  We had strings of popcorn, simple paper bells and angels that us kids made at school.  We cut tin foil for tinsel.  We had lights and a star on top of the tree.  

Our tree was nothing like the trees of now, but it was put together with love.

Christmas day came and there were presents under the tree.  We had to wait until all of the family arrived and that was very painful.  One set of grandparents never arrived before 11. These were the same set of grandparents that provided the land with the tree.  It was about a 45 minute trip from Drew to Lee so they couldn't come before 11 and had to leave by 2 so that the wood fires wouldn't go out and freeze the pipes.

Once they arrived, we could open gifts.  Our tradition was that we opened gifts from youngest to oldest.  I was the middle child so that made me second.  We opened the presents one at a time so everyone could see what we got.  It was a lot of fun doing it that way, but painful if you weren't first.  

After presents we had another great feast consistent of about the same as Thanksgiving.  After dinner the parents and grandparents dozed while us kids went outside to play with our new presents.  Yes, we went outside to play.  

Nostalgic?  I am nearly crying as I write this!

Why Won't These Agents Just Leave Me Alone!?!

Day after day after day you wait for the phone call telling you that someone is showing your house.  You have kept your house pristine from Day 1 even though with 2 kids that was a challenge.  The very few times the phone has rung and your house was shown, you wait expectantly for an offer or at least a call with feedback.  No contracts and sometimes not even feedback.  You are disappointed, disillusioned, and at your wit's end.  The stress is at its peak.  And then your listing expires with your current agent.  What do you do?

" I really understand.  It must be really frustrating to have your house on the market for 240 days and still not have it sold!  Just out of curiosity, when you do sell where were you planning on moving to?"

Wow.  Do you really think they care?

"We wanted to move into the XYZ school district before school starts.  I guess that won't happen now."

And the conversation went on.

FHA Always Gets Their Money

FHA is one of the most popular types of financing.  It has a low down payment and the guidelines to qualify are a little more relaxed than a conventional loan.  That is probably one of the reasons you got an FHA loan  to purchase your house.  Now you are a seller and it is important for you to be aware of how FHA works.

When you are ready to sell your house FHA requires something that neither VA or conventional loans require.  Extra interest.




Be careful if you look at your statement and see, for instance, that your principal balance is $150,000.   Your payments are received by your mortgage company on the 1st of every month.

Buyers like to close on the last day of the month because that makes their pre-paid interest nothing. This is NOT what you want, however. If FHA does not receive in their hand the entire payoff ON the 1st you will owe another entire month's interest.

On $150,000 at 6% interest that would be an extra $750 even if only one day past the first.  It is important that your Realtor understand this and make sure to negotiate the contract to close a few days before the end of the month.  It would actually be better for you if you closed well enough in advance so that if there is a problem and you need an extension it want go past the 1st.

We always make that determination for our sellers because we want them to receive the most money in the least amount of time with the least amount of hassle.

Keep Termites Away From Your Toilet Paper

Termites love cellulose. Not to be confused with cellulite.   Cellulose can be found in plant material, wood pulp, or cotton.   It is used to make paperboard and paper.

I grew up in a "paper mill" town.  Paper mills make all kinds of paper from fancy writing paper to toilet paper. This mill was fed by loggers that brought truck load after truck load of logs to the mill. Then the logs went through a series of processes to finally be broken down into paper.  We all got used to the smell. Paper mills stink due to the production of total reduced sulfur that is released when plants breakdown.

Here are some tips to keep termites away from your house.

  • Keep mulch from touching the side of your house.
  • Be sure that plants and shrubs are trimmed back from the side of the house
  • Make sure that your gutters are working and water drains away from your house
  • If you have pier and  beam, make sure your crawl space is clear


As a homeowner you don't want to become a "paper mill".  Do what you can to make your house very unattractive for termites by following the above tips.  In addition, it is a good idea to have a termite inspection and to keep a termite bond on your house.

If you have termites now, you will need to have it treated.  Left untreated can cause substantial damage to any woods parts of your house including sheet rock.  Once you do have it treated, repair any termite damage that has occurred.

I Am Older Than Your House

I asked my granddaughter, age 9, if she was going to sell her house would she hire a Realtor or sell it on her own.  After the careful consideration of a 9 year old, she said, "hire a Realtor".  I asked her why.  She said, "because it is easier".  From the mouth of babes.

I remember the first house I ever sold after getting my real estate license.  All I had done so far was take the classes and pass the test.  As with many testing/licensing what you learn in the classes teach you to pass the test and nothing more.  Most Realtors start with buyers because they are everywhere.  So I started with a buyer.



Not giving away my age, but back then we had a "list" of houses for sale and we had to go to the other agent's office to pick up the key if it wasn't our listing.  Financing really wasn't a problem back then like it is today.  We had bank financing with often a handshake and the part of the country I came from we had Farmer's Home Loans.  This was long before credit reports.  So it was just easier.

My buyer wanted the old Smith house out on the Enfield Road.  I went to show him the house and he liked it so we did a one page agreement outlining the details.  I hadn't learned how to do this in school so I had my broker helped me.

This was before Home Inspections, Seller's Disclosures or Option Periods.  We just knew that the Smith's took good care of their house.  We had a lawyer do the closing.

Simple.

Fast forward to today.  All of those things that we didn't use to have, we now have.  The level of knowledge that Realtors need to know today could be compared to a Master's Degree.  Taking classes and getting a license isn't enough.

As an example, let's say you are a fireman.  Your level of knowledge and skill and physical fitness is way above my pay grade!  I would not even consider trying to put a fire out by myself because I don't know how.  I can try but there are too many things that can go wrong.

So my granddaughter said "easier".  Is that because without the proper training and skills there are too many things that could go wrong?

I'm Burning My Barn and Building My Business

List and sell houses or build a business? The two are not mutually exclusive.  The MREA book or Red Book (as we fondly call it) has the directions from start to finish.


I have invented so many wheels that my barn is full.  Not one of them works as well as the original. I have limped along with them for years and it is time to burn the barn.

When you have a milestone in your life, you reassess where you are and where you want to be and what you have to do to get there.  

I have a big milestone coming up in January and I figure that it is time to rely on someone else's wheel. The MREA book teaches just that.  Learn from those that have gone before you.

As an entrepreneur, (and if you are one you know what I am talking about) ,you, too, have a barn somewhere.  For us it is hard to settle down long enough to follow instructions.  In addition, the instructions might not have the same "wow" as our endless ideas.  

When those milestones approach, the crazy ideas have often run their course and it is time to follow the instructions.

Fortunately,  Gary Keller, founder of Keller Williams, Dave Jenks and Jay Papasan decided to put all of these instructions in writing.  Here I am at Chapter 1.  Again.  This time I plan on really, really following the instructions no matter what. Promise.

What is in a name?  Wasn't  Shakespeare the one that said "a rose by any other name would smell as sweet"? Does a name really matter?  What about a business name?

Do you think McDonald's would be as successful as they are today if it were named "Golden Arches"? Or Walmart if it were named "Big Blue Box".  I googled weird names for businesses and there were many that I won't even post here, but there were a couple.

How about "Hooker's Funeral Home" or "Ditcher, Quick, and Hyde--Divorce Lawyers"?

A couple of years ago I decided to name my team "Pink House Team".   Lots of people asked about John Cougar Mellancamp.  Being musically challenged, I had no idea what they were talking about until I googled him.

Other people have asked where the name came from.  It just popped into my head one day. Random.  That is, of course, the way that you SHOULD NOT chose a name.  But once you have started with it, what do you do?

Since I am in the real estate business I want people to remember me.  In my market there are lots of team names and they are all so close that I can't tell them apart.  If I can't, then don't you think that is confusing to others as well.  Everyone remembers something "pink".

What about identifying with a person?  In some of my print I use The Pamela Madore Group in conjunction with the Pink House Team.  If you want to become a household name, then a name is important.  My business is all about service.  They have to be able to remember me and find me, though.

Crystal and Curtis did not get married to my knowledge.  It would be a fun name, though.

So now I ask, what do you think is important in a name?

Sometimes it is hard to buy a house even if you have great credit.  One of the reasons for that is that if you are self-employed you may write off lots and lots of things.  That helps with saving taxes but it hurts when you are trying to qualify for a loan.

Recently I had just that instance happen.  The husband and wife drove truck all over the country.  And they wrote everything off.  Their credit was great but they didn't show enough income so they came to me to see what their options might be.                                                

Since the Pink House Team does a lot of owner financing, that is where we started.  The thing about owner financing is that there are a limited amount of houses that are available at any given time.  We looked for a couple of weeks at what was there and I called all my investors, asked other agents, and tapped every resource I had when it came to owner financing.  We found nothing.

I don't give up easily, I started looking at my investors for money.   I went through three investor before I found one that was able to do it right now.  The investor would do "investor financing".  Basically, the investor agreed to be the bank.  He had particular terms and guidelines that we had to meet, which we did.

Now the house hunting was easier because we could look anywhere for houses!  It didn't take long to find what we needed. They settled on a great 2/1 with a double lot in a nice neighborhood.  We made and offer and got the house for $6000 less than the seller was asking. We were able to get the seller to pay $1500 in closing costs, too!   In 20 days they were in their new house!

Sometimes we have to think outside of the box.  I am a very creative person and if you give me a problem, I will find a way to solve it.  My new happy homeowners agreed!

Fairy Tale Land? Wishful Thinking? Reality?

It's true!  I just listed one of my own houses and I was thinking about what I want to happen and I came up with a novel idea!  I want the most money in the least amount of time with the least amount of hassle!!

This got me thinking about what I can do to really help my sellers better.

I ran my own Comparative Market Analysis (CMA) and I realized that I was somewhere in  Fairy Tale Land.  I was looking at how much I have in it and how much I want to net.  I tell my sellers all of the time that it doesn't work that way but yet here I was doing it myself.  I now understand how my frustrated sellers feel!

After studying the CMA I moved right into Wishful Thinking.  I did the square foot price for active listings.  That didn't look too bad but I did notice that the Days On Market (DOM) was longer than I hoped for.

Then I found Reality.  Looking at the comparables I saw that the sold listings had a significantly lower price per square foot than the actives.  That number moved me down a bit.  Sometimes Reality isn't as much fun at Fairy Tale Land or Wishful Thinking.

I also noticed that there were 6 other houses for sale in the same area.  When I add mine to the mix that will make 7.  All of the houses will sell.  I just have to decide if I want my house to be the first one or the last one.  I decided that I wanted to price it to be first because the longer it is on the market for a Wishful Thinking or Fairy Tale Price the more apt it will be that I don't even get the Reality price. Buyers wonder why properties have been on the market for long periods of time.

As a consequence, I decided that I should take the same advice I give to all my sellers.  Live in Reality.

"Team Work Makes The Dream Work" In Amarillo

You can't be everywhere all of the time.  No matter how hard you try.

When I was in high school I was quite the basketball player.  That was back when 5'6" was tall.  I go so far back that the only person allowed to go the whole length of the court was the center.  The guards and the forwards had to stay on their respective ends of the court.  Anybody remember that?

I was the center so I was back and forth over the whole court.  I learned early on that I couldn't be everywhere all of the time.  I needed team work.  The more we played together the better we got. During practice we learned what each other's role was in the event that someone fouled out and we had to fill in.  Generally speaking, though, we all excelled in our given role.

I am still a team player and always will be.  The Pink House Team has its forwards and guards and we all specialize in our "One Thing".  By doing so we are better able to help our clients.

Free Comparable Market Analysis In Amarillo

I, Pamela Madore, am not an appraiser.  An appraiser is licensed and trained to do an appraisal.  To get a license an appraiser needs more than 150 hours of classes.  Then testing, testing, testing and training.  

My point is that appraisers are trained extensively to find property values and as Realtors we have minimal experience in comparison.  However, we are trained enough to be able to compare properties that are for sale and those that have sold.  That is called a Comparative Market Analysis (CMA).

We always have to remember that the value of the property is worth what someone will pay.  The advantage an appraiser may have is that we have found a buyer that is willing to pay X amount for your house. 

I like to do a CMA at the beginning of the listing process and then every couple of weeks after that. There are times when the market is stable enough so that there isn't any change.  At the moment, however, our market is changing sometimes even weekly.

It is easier to do a CMA in City View, for instance, than in River Road.  In City View the properties are similar.  In River Road there is a large variety of property types.  

As an agent I do the very best that I can to make your CMA relevant.  The test is, of course, whether or not we get offers.  If we don't get offers within the first 3 weeks we may have miscalculated the value. A price reduction would be in order.
