Why Did You Buy Your House?

When we list a house it is important for us to know why they bought the house.  Very often the new buyer will buy for the same reasons.  Our owners at this listing told us why they bought the house.




Why did you buy this house?

They told us that it was just the right size and on a dead-end street so that it would be safe for their children.  The house had a big back yard which was important to them. They were very excited when they bought it to discover that under the carpet was hardwood floors.  They have since refinished them and they are beautiful.  They really fell in love with the kitchen.  It is big and roomy and laid out very nicely.

What are some special things about the neighborhood?

They told us that is was a quiet street and that most of the homes were occupied by their owners. Also, there is a school a block away.

Some Tips That Will Set You Apart From Other Sellers



 Get a Home Inspection.

Most buyers will have a home inspection of your property.  Depending on what the inspector finds will determine whether or not your buyer will want to continue.

Usually the items are reasonably small but if you have a first-time home buyer most things will scare them.  Depending on the severity of the item, they may back out.

One solution is to get your own home inspection.  They usually run between $250-$300.
This way you will get ahead of the game.  You will have the opportunity to fix things before the buyer has their inspection.

Many buyers are also having a hydro-static test and there has been an increase in problems concerning it.  It would be a good idea to have this done, too.

Get A Home Warranty

Quite often a buyer will ask for you to provide a Home Warranty.  Most Warranty companies has a "seller's coverage".  Many companies offer this for free for the seller as long as the buyer's coverage is paid for at closing.  This will protect you through the process if anything happened to your heat or air or hot water heater.  It covers other things, too.  You can review the coverages when you put the plan in place.

There are lots of other important things to prepare your house for sale.  Staging and pre-packing are two very important things and most Realtors will advise their clients to do both of those.

If you do the Inspection and Home Warranty you will be way ahead of other sellers

How Does Mortgage Financing Affect You

There have been so new changes in financing for a conventional loan.  In the past you were able to get a mortgage with 3% down payment.  Recently it was changed to 5% down.  The prediction is that this will increase the amount of people that will seek an FHA loan which requires only 3.5% as a down payment.

Another recent change for FHA loans has to do with charge-offs and collections. In the past, depending on how old they were, FHA mostly overlooked them. 

Now FHA is requiring that the entire balance of the collections/charge offs be added together and a payment of 5% of the balance be used in your debt ratio.
For instance, if someone had $3000 in medical bill collections FHA requires that an $150 payment (5%) be used in calculating your debt ratio.  Their theory is that if you were paying a monthly payment on the collections the payment would be about $150. 

What that means when qualifying for a mortgage is that you may not be able to qualify for as much as you want because you have this extra payment. 

Before proceeding to look for houses, be sure to get qualified with this new guideline to be sure it doesn't affect you.
There are more changes that will be coming into effect in January.  I will keep you posted.

Team Work Makes The Dream Work!

The real estate transaction is becoming more and more complex.  Every year, at least once, our contract has changes.  The mortgage part of the transaction eliminates many buyers from buying.  More and more people are beginning their search for houses online.  Sellers are looking online for comparable houses.  In other words, times are changing!

Because of all of the many changes, in order to keep up we decided that it would serve our buyers and sellers better if we became a team of specialists instead of generalists.  Each partner of the Pink House Team specializes in only one thing

Mariah Mahaney is our Buyer’s Coordinator.  Her job is to have first point of contact with all of our buyers.  She will help with the mortgage qualification process.  She will help narrow down the type of house, the location, and any other important features that our buyers require.


Angela Sheffield is our Buyer’s Specialist.  That means that her only job is to serve our buyers in the most effective way possible.  She has been trained to be sure that our buyers are as stress free as possible throughout the entire home buying process.

Janet Hamilton is our Administrative Assistant and Transaction Coordinator.  She is the one that keeps the paperwork flowing throughout the transaction.  She interacts with our buyers and sellers along with title companies, mortgage companies, inspectors, and a myriad of other people and parts to the transaction.  In other words, she keeps it all together!    


I am the Seller’s Specialist and Marketing Coordinator.  My only job is to work with sellers to get their houses sold in the shortest amount of time for the most money.  Since marketing is really the #1 item in getting a house sold, I have taken classes and courses on the best way to approach online marketing.

Although we have specialized roles, we are crossed-trained to know each position.

What Was The Favorite House That You Ever Lived In?

As a Realtor with the Pink House Team at Keller Williams Realty, I have the privilege of seeing many houses. There is a big variety of houses in Amarillo. Big ones and little ones. There are fancy houses and not so fancy.

The fact still remains that somebody, at some time, built the house. It is fun to think about who built it and why. We have historic houses in Amarillo that have a great history of people that came before us. Some of the houses are modest and I can imagine that the whole family and perhaps all of the neighbors, too, helped to build it.

There is a lot of new construction in Amarillo. Someday they will also have a history. So which house is or was your favorite house that you ever lived in? I have lived in 8 houses in my lifetime. I know which was one my favorite and I sure loved it. I wasn't the first person to live there and I was not the last.

The Anatomy Of A Real Estate Transaction

When I was in college I got an A in anatomy.  I failed typing.  Guess which one I have used most since then?
Anatomy is a fascinating subject.  The human body has at least 1 Krillion, if that is even a number, parts to it.
A real estate transaction doesn't have that many parts but it certainly has a lot.  And each day it seems we are getting more and more parts/steps.


If I can take the liberty of using analogies, I would compare the human heart to you.  Whether you are a buyer or a seller, you are the one that gives the transaction life.  Without you there would be no transaction.

Let's say that the Real Estate Agent is the brains.  Certainly not because, speaking for myself, agents are brainy but rather because it is our job to not be emotionally involved (other than loving our clients!) but instead to deal with the facts. 

If there is a mortgage involved, I would compare the lender to lungs.  They are the ones that breathe life into the transaction. They are the ones that keep us alive.

I would consider the blood to be the title company.  It is their job to keep things moving. They need to know what is happening on all sides of the transaction.

In addition to those  vital parts, we have inspectors, appraisers, surveyors, repairmen, roofers, insurance agents, and all of their assistants also play a crucial role in every transaction.

It is all of our jobs to protect our heart.  If one of the vital parts stops working our heart is dead.  And we don't want that!
I hope you liked my anatony analogy.  And I hope I didn't make any typos.

How To Sell Your House During The Holiday Season

The Holiday Season is quickly approaching.  We begin with Halloween quickly followed by Thanksgiving and on the heels of that comes Christmas.  And don't forget New Years!

Let's start with Halloween.  If  you are someone that loves Halloween and decorates accordingly, here are a few tips.  Don't have goblins and skeletons in every corner.  A buyer looking at your house shouldn't be frightened to death.  If you use those cob web things by your front door be sure you put them high enough so if a 6'2" buyer comes to look at your house, he or she, isn't caught in a cob web.  It is especially bad if you have a big black fake spider in it, too.



 You might consider having an open house on Halloween night.  What better time then when kids and parents both come to your door? Be sure to take down your decorations immediately after Halloween.  Buyers will wonder why you still have your decorations up.  They might not ask too many questions if you leave candy by the door.

Next comes Turkey Day also known as Thanksgiving.  This day has its own decoration theme. Fall Leaves and Cornucopia (had to look up the spelling on that), a fake lighted Turkey and a few Pilgrims in strategic places.  Buyers will love the smells of this season.  You can get a Scentsy or something similar.  You can use a nice pumpkin spice smell.  Please not in every room.  Speaking of pumpkin, if you still have your pumpkin from Halloween, now is the time to cook it.

Christmas countdown is a crazy time.  Some people put their Christmas tree up the day after Thanksgiving. If that is you remember to take down the fake lighted Turkey and switch out the Pilgrims for Wise Men.  Be sure to put the tree in a place that is the least intrusive.  For instance, don't put it in the doorway between the kitchen and living room.  Buyers will need to picture their own tree in the house.  If you haven't taken down the Christmas lights from last Christmas all you will need to do is plug them in unless you got the kind that if one bulb it out the whole string is out. That is a little more complicated.  Be sure that all gifts are wrapped neatly under the tree.  And be sure that the sleigh and reindeer on the roof are secure--we have a lot of wind.  Also, be sure that the cord going to Frosty on your front lawn in not something that prospective buyers will trip over.
It will be OK to decline showings on Christmas Day.

Some people don't take their Christmas tree down until after New Years.  I do not recommend this. It is not good to mix holidays and New Years is only a week away.  Take Frosty and the sleigh down, too.  You can leave the lights up on the roof.  Your new buyer may want them.  Leave the mistletoe in the doorway, though, so that new buyers will have to kiss on the way in.  It should give them a great feeling of being at home.

Hopefully you have already planned your New Years Eve open house.  What a great way to invite all of your friends and their friends to your house.  Be sure to have them sign in with their name, email address, and phone so that your Realtor can follow up with them.

Christopher Columbus VS Alfred Bradt


Columbus Day, October 12, is being celebrated on October 13 this year.  It is more convenient for us to have a Holiday on a Monday.  If it is on a Sunday it really isn't like a Holiday anyway. I don't think that Christopher will complain. There are some other pretty exciting things that happened on October 12 throughout history.

For instance, October 12, 539 BC, Cyrus the great of Persia takes Babylon.  That was a pretty big event.  Pope John IV died on October 12, 642 AD.  Another pretty big event.  

Edward VI of England (1537), Jonathan Trumbell (American Politician-1710), William Hardee (American General--1815), Ding Ling (Chinese Author-1904), and Luciano Pavarotti (Opera Singer--1935) all share the October 12 birthdate.  That is very interesting.

This one seems pretty interesting.  In 1773, the first insane asylum opened for "persons of insane and disordered mind" in Virginia.  It was also called a lunatic asylum.  Now we call it a phychiatric institution.

I think the story of the Brady Gang Shootout on October 12, 1937 is much more exciting.  Al Brady started his career as a robber when he was 18.  In his first attempt he was captured and shot.  During the time he spend in jail he must have thought things through a little.  Or maybe not.

When he got out he teamed up with Clarence Shaffer, James Dalhover, and Charles Geisking.  They were based out of Indiana.  At first they just stole cars and committed some armed robberies on grocery stores.  And then it turned ugly.  They killed a 23 year old store clerk.  

They were captured but Brady, Shaffer, and Dalhover escaped from jail and promptly robbed a bank. Unfortunately, they killed an Indiana State Police Officer in the process.

On the run, they first went to Baltimore then Bridgeport, Connecticut and finally to Bangor, Maine. I guess they figured that the backwoods rednecks in Maine wouldn't notice them.  Seriously? 

Brady took over the title of Pulic Enemy No. 1 after Dillinger

The owner, Shep Hurd, of Dakin Sporting Goods became suspicious when the trio wanted to buy a machine gun. Not suspicious at all, right?  Well, Shep didn't have any in stock so he had to order them.  

On October 12, 1937 Brady, Shaffer, and Dalhover showed up to pick up the guns. Unbeknownst to them, Shep had the law enforcement of Bangor and the FBI staking out the place.  Dalhover entered the store alone and was captured.  Brady and Shaffer started a gunfight. They were shot dead on Central Street in front on Dakin Sporting Goods Company.  James was a little luckier.  He was captured but tried convicted and executed the next year.

Al Brady had no living relatives and was buried in an unmarked grave in Mt. Hope Cemetary in Bangor Maine. Hannibal Hamlin is also buried there.  Stephen King lives nearby and Pet Semetary had some footage in Mr. Hope Cemetary.  Rich in history, you can take a guided tour of Mt. Hope Cemetary for $10.  I digress.

Alfred James Brady, Public Enemy No. 1, died at the age of 26 and remained in his unmarked grave until 70 years later. On September  12, 2007 the city of Bangor held a re-enactment, placed a headstone on his grave, and had a memorial service for the families of those affected by Brady and his gang.

Pamela Madore Completes The Broker Responsibility Course



Pamela Madore of the Pink House Team at Keller Williams Realty just completed the Broker Responsibility Course offered by the Texas Real Estate Commission.
The Broker Responsibility Course is offered by the Texas Real Estate Commission and is a required course for license renewal for Brokers and Agents that supervise other agents. The class was held at the Amarillo Association of Realtors in Amarillo and was taught by Chip Staniswalis of Chicago Title.
The Course is designed to add greater knowledge and in turn greater protection in helping clients through the increasing complicated Real Estate transaction. Within the next few months there will be many changes take place in the Real Estate industry and this Course is a gateway to the needed information.
Madore says, "There are so many changes coming that include changes to the real estate contract and especially the Dodd-Frank Act that will be put into place in the next few

months, I don't know how anyone could not take this Course. We have to be prepared."
Team Leader of the Pink House Team at Keller Williams Realty in Amarillo, TXThe Dodd-Frank Act will be in effect on January 10, 2013 and relates mostly to the mortgage aspect of the Real Estate transaction. Some of the old familiar forms such as the Truth-In-Lending and the Good Faith Estate will no longer be a part of the paperwork in their present form. New paperwork that is more detailed and time sensitive will be instituted. One of the changes that will likely be the most difficult to deal with is that the buyer in any transaction must have the closing disclosure 3 days before the actual closing.
Madore added, "The 3-day rule will undoubtedly cause hardship in many cases. Closings now can be stressful and to make buyers wait an additional three days after all of the paperwork has already been prepared and is sitting on someone's desk instead of moving through the process will cause stress and frustration. We are going to have to be ready to deal with the emotional side of the transaction even more than ever before".

Help! It Failed!!


Challenges are nothing more than opportunities.  Diana Kokoszka, President of MAPS Coaching at Keller Williams Realty International, is someone I respect and admire.  As she teaches us in BOLD, our mindset and how we view things will determine how we deal with challenges.

"Develop success from failures.  Discouragement and failure are two of the surest stepping stones to success."  Dale Carnegie

If your mindset is that failure is an end, then it will be.  If your mindset is that the failure is an opportunity for growth, it will be.  Someone once helped me with the mindset of failure.  They helped me understand that I didn't fail, the project failed.  What a relief!  Something about the project failed.



John Maxwell wrote a whole book about failing.  It is called Failing Forward and just as the title implies, we have to keep our mindset in a place that keeps us going forward and not stopping or, worse yet, going backward.  In his book John say,

"Embrace adversity and make failure a regular part of your life. If you're not failing, you're probably not really moving forward."

It seems unnatural for us to think this way.  When we were young we were punished if we made a wrong decision.  In school we received bad grades if we failed a test or if we failed to win the football game. We have failed marriages, failed projects, or failed to win at Monopoly.  Whatever the situation is, every failure has a negative connotation.  We were taught that failing was somehow wrong or bad.

To unlearn what we were taught for years is a difficult thing to do.  To think of failure as a good thing comes hard for us.  Some of these failures are very painful and we naturally gravitate away from pain.  

Have you ever noticed that the first time you fall off your bike it is very painful.  The next time isn't as painful and the third time you hardly notice.  It is the same with failing.  That thing that failed once will not hurt nearly as bad if it fails again.  This gives us courage and strength to go on.  It changes our mindsets about riding a bike.  It changes our mindset about failing and helps us to understand that failing is a good thing.  It means we tried something new!
