Here are just a few reasons why sellers decide to sell their house.


1. HOME IS TOO SMALL
             This is especially true for first time home buyers and "starter homes". Children are born or small children are getting older and there just isn't room anymore.

2. GRASS IS GREENER 
             Some owners are always on the look-out for the house that is better. It might be that  the house around the corner or across town looks better. These sellers just like to move around.

3. SHOULDN'T HAVE BOUGHT IT IN THE FIRST PLACE
             Sometimes owners buy for the wrong reasons.  The house was a really good deal so the owners overlooked the fact that there was no back yard.  

4. SCHOOL DISTRICTS
              School districts are ever changing and the school ratings change as well.  Some owners bought when their children were small and now want them to go to a particular high school.  

5.  EMPTY NESTERS
              That five bedroom house was great before the kids all went to college or got married and moved away.  Now the owners need to down-size.

6.  EQUITY CASH OUT
              Some owners have owned their house for a long enough time that they have a great deal of equity.  It could be that that the owners want to use their equity for other investments.

7. IT NEEDS WORK
             Some sellers just don't want to deal with the maintenance that a home requires.  They would rather sell than fix it.

              Some owners are required to move out of the area because of their employment.  Often these sellers haven't owned their properties for a long amount of time.

So You Want To Buy Rental Property

Owning rental property is a good way to create passive income.  You get depreciation on your taxes and the tenants pay your mortgage.  How much better could it get?
Before you get going too fast in buying your property, there are a few things you might want to know.  I am sure there are other things but these stick out in my mind.
  • Have a plumber on speed dial or you will become a plumber. Everyone's toilet is backed up on a rotating basis.  I think tenants collude on this subject.
  •  Plunger
  • Have an exterminator on speed dial.  Be sure he knows how to get rid of bed bugs.  Another collusion I believe.
  • Take a Judge to lunch.  You will need a friend in eviction court.
  • Remember that when school is about to go in that the rent will be late.  School supplies trump rent.
  • Learn what breeds of dogs look like.  Pit Bulls are not similar to Miniature Poodles.
  • When a tenant wants to paint a room, expect either orange or black.

  • Roommates are not good tenants.  They think each one is responsible for half the rent,
  • I'll have the rent on Friday.  Translation. I will probably never have rent so you may as well evict me now.
  • Cell phones are disposable. The original phone number they gave you was at least three cell phones ago.
  • Rent will be late for a myriad of reasons.  Even "I had to buy a frying pan and an ironing board".

Myth-Understandings About Getting Your Real Estate License

I talk to many people about getting their real estate license.  I have found that the majority of people have the same myth-understandings.  

*It takes to long to get a real estate license.
All of the classes are taken online.  There are 270 hours worth of classes.  The school that I recommend does not have a "clock" on it.  That is, you can take them as quickly or as slowly as you like.  If you work at it a couple of weeks is not unreasonable.
* I won't be able to pass the test
The truth is that many people do not pass the test the first time.  Some of the top agents did not pass the test the first time.  As with many tests, your job is to pass the test and then learn how to do the real business.
*It costs too much money.
Any time you choose to invest in yourself you can expect to spend money.  In this case, remember this is your business.  It is not a job that you go to and make someone else money.  I can get you a discount on the school.  The classes, fingerprints, testing, joining the National, Texas, and Amarillo Association of Realtors, your key to gain access to the houses and access to the Multiple Listing Services you can get for UNDER $2000.  And you do now need all of the money at one time.
*It will take me 6 months to have an income.
I can show you how you can have a predictable  income and how you can do it pretty quickly.  Of course, as with anything, you get what you put into it.  I can show you the steps.  You need to do them.
