A mere 14 years ago the world was in a panic.  At midnight Cinderella was going to turn into a pumpkin and we weren't ready for it

The problem stemmed from the fact that all computers and programming were based on a two digit year.  So for 1999, computers recognized it as "99".  The worry was that at midnight computers wouldn't know what the date was, programmed to think it was 1900 instead of 2000,  and as a result every computer would crash and all data would be lost.   It was predicted that every modern convenience like electricity would be lost and we would be living in "00".

A bigger concern for most was that  online investments would vanish.  Banks would lose all account information and any information stored online would be lost.

Perspective is everything.  My dad was a great photographer and he always told me to be sure and look at the background when taking a picture.  I ended up with some doozies in my time; trees sticking out of my mother's head,  a telephone pole monopolizing a family photo, and many more.

As a Realtor, it is important that we pay attention to this when taking photographs.  Take, for instance, the below photo.  This was taken by a Realtor to put in our Multiple Listing Service.  Do you think they noticed the condo?  The interesting thing is there are few condos in Amarillo and this one is by far the tallest.  So their listing has a condo for a chimney.

Are Those My Skis?

Recently I was on a ski trip to Breckenridge Colorado and I noticed a phenomenon that I had never thought of before in all my years.  It was about honor.  




I read somewhere that the most expensive pair of skis are $19,000.  A modest set of skis or a snowboard with bindings is probably about $1000. Breckenridge there are people from all over the world, some are in competitions like the Dew Tour.  Chances are their skis and boards cost more than $1000.  If you are a skier you also have poles.

Around the mountain there are several restaurants and lodges where skiers and boarders stop and rest or eat.  At each place there are racks for everyone to lean their skis or boards against while they are inside.

At any given time there are easily 100 people eating lunch at several of the different restaurants.  That is conservatively  $100,000 or so of equipment leaning against the racks in each location.

It's Christmas time and I think that makes all of us feel a little nostalgic.  You have some great stories about Christmas, don't you?  I would love it if you would comment at the end of this blog and tell us your story.  Here is one of mine.

It really starts at Thanksgiving.  We went to my grandparents farm in a little (I mean little) town of Wytopitlock.  Wytopitlock is an unincorporated village in Reed Plantation, Aroostook County, Maine on the Mattawamkeag River.  Current population of Reed Plantation of which Wytopitlock is a part of is 207. We weren't really in Wytopitlock.  We were in Drew, a suburb.  I expect the population back then was about 26.  I digress.

On Thanksgiving we had a big feast of homemade everything.  Pies made of strawberries, raspberries, rhubarb and apples that my grandmother had picked.  Turnip and squash from their garden.  Fresh baked rolls.  It was really a great meal with family.

Day after day after day you wait for the phone call telling you that someone is showing your house.  You have kept your house pristine from Day 1 even though with 2 kids that was a challenge.  The very few times the phone has rung and your house was shown, you wait expectantly for an offer or at least a call with feedback.  No contracts and sometimes not even feedback.  You are disappointed, disillusioned, and at your wit's end.  The stress is at its peak.  And then your listing expires with your current agent.  What do you do?

FHA Always Gets Their Money

FHA is one of the most popular types of financing.  It has a low down payment and the guidelines to qualify are a little more relaxed than a conventional loan.  That is probably one of the reasons you got an FHA loan  to purchase your house.  Now you are a seller and it is important for you to be aware of how FHA works.

When you are ready to sell your house FHA requires something that neither VA or conventional loans require.  Extra interest.




Be careful if you look at your statement and see, for instance, that your principal balance is $150,000.   Your payments are received by your mortgage company on the 1st of every month.

Buyers like to close on the last day of the month because that makes their pre-paid interest nothing. This is NOT what you want, however. If FHA does not receive in their hand the entire payoff ON the 1st you will owe another entire month's interest.

Termites love cellulose. Not to be confused with cellulite.   Cellulose can be found in plant material, wood pulp, or cotton.   It is used to make paperboard and paper.

I grew up in a "paper mill" town.  Paper mills make all kinds of paper from fancy writing paper to toilet paper. This mill was fed by loggers that brought truck load after truck load of logs to the mill. Then the logs went through a series of processes to finally be broken down into paper.  We all got used to the smell. Paper mills stink due to the production of total reduced sulfur that is released when plants breakdown.

Sometimes it is hard to buy a house even if you have great credit.  One of the reasons for that is that if you are self-employed you may write off lots and lots of things.  That helps with saving taxes but it hurts when you are trying to qualify for a loan.

Recently I had just that instance happen.  The husband and wife drove truck all over the country.  And they wrote everything off.  Their credit was great but they didn't show enough income so they came to me to see what their options might be.

It's true!  I just listed one of my own houses and I was thinking about what I want to happen and I came up with a novel idea!  I want the most money in the least amount of time with the least amount of hassle!!

This got me thinking about what I can do to really help my sellers better.

I ran my own Comparative Market Analysis (CMA) and I realized that I was somewhere in  Fairy Tale Land.  I was looking at how much I have in it and how much I want to net.  I tell my sellers all of the time that it doesn't work that way but yet here I was doing it myself.  I now understand how my frustrated sellers feel!

After studying the CMA I moved right into Wishful Thinking.  I did the square foot price for active listings.  That didn't look too bad but I did notice that the Days On Market (DOM) was longer than I hoped for.

When I was in high school I was quite the basketball player.  That was back when 5'6" was tall.  I go so far back that the only person allowed to go the whole length of the court was the center.  The guards and the forwards had to stay on their respective ends of the court.  Anybody remember that?

I was the center so I was back and forth over the whole court.  I learned early on that I couldn't be everywhere all of the time.  I needed team work.  The more we played together the better we got. Free Comparable Market Analysis In Amarillo

I, Pamela Madore, am not an appraiser.  An appraiser is licensed and trained to do an appraisal.  To get a license an appraiser needs more than 150 hours of classes.  Then testing, testing, testing and training.  
My point is that appraisers are trained extensively to find property values and as Realtors we have minimal experience in comparison.  However, we are trained enough to be able to compare properties that are for sale and those that have sold.  That is called a Comparative Market Analysis (CMA).

We always have to remember that the value of the property is worth what someone will pay.  The advantage an appraiser may have is that we have found a buyer that is willing to pay X amount for your house.

The importance of a home inspection cannot be expressed enough.  Here are a few nightmares from people who decided not to have a home inspection.

Frequently Asked Financing Questions

Q.   How do I find out what my credit scores are?

A.  There are a few ways that you can do this.  You can go online and pay to have a company show you what they are.  By far the best way is to talk to a lender or a bank about pre-qualifying and they will pull your credit.
Q.  What if I have had a bankruptcy?

A. Generally if you have re-established your credit and have had no late payments or collections since the bankruptcy, you would be able to get a mortgage 2 years after the DISCHARGE date.

Q.  What if I had a foreclosure or a short-sale?

A. Generally, if you have had no late payments since the foreclosure/short sale's final date you would need to wait 3 years to apply for a mortgage.

Q. What if I haven't been on my job for two years?

A.  Lenders want to see a consistency in work history.  They like you to be in the same line of work or to get a better job.

Strengths Finder 2.0 is a book by Tom Rath about, as the name suggests, finding your strengths. Sometimes your strengths can drive you nuts.

One of my strengths is "achiever".  I am a very high achiever which means that at the end of the day, I must have accomplished something.  The interesting part about that is, if you have a particular thing in mind that you want to accomplish and the plan go sideways, you can't replace it.  It becomes very frustrating.

Rath talks in his book about achievers starting every day at zero and having to accomplish something every single day or achievers become dissatisfied.

This really makes it hard to take a day off or go on vacation.  Achievers are often obsessed about their work.  For me, when I plan a vacation I already have also planned what One Thing I can do each day related to work that I can accomplish that day.

Seller Nighmares

Selling a house can be a grand adventure that either is great fun or very stressful, depending on how you look at it.  I wanted to share with you some seller nightmares.

This is a recent one.  The buyer fell in love with the house.  As a matter of fact, she paid more than the asking price because there were multiple offers.  Some of the shingles looked funny so during the inspection process the seller had an insurance adjuster and roofer come and look at the roof.  We recently had a big hail storm and more than 12,000 roofs had been replaced in Amarillo.  They concluded, however, that the shingles weren't damaged they were, in fact, faulty from the manufacturer. The house was only a few years old so they called the builder who could only refer the homeowner to the shingle manufacturer.  The manufacturer was in multiple lawsuits because of the faulty shingles so to file a claim and wait could take months.  Another agent had the same problem with the same manufacturer …
